Plans can make or break the project
My most recent project involved plans that were drawn by a “draftsman” with no professional training or skill. they were the worst set of plans I have ever seen , both technically and design.
This project would have never been completed. the cost of construction and change orders would have bankrupt the homeowners. I have completed most all of construction. except for the finishes and less skilled work. this is a warning to all potential clients and anyone considering building an addition or new home. I am glad i was able to deliver on the project. Design Build is the best option for all customers and Business owners. when using an Architect and then hiring a builder. you do not have cost associated with the new build. the Contractor who works with their customers from the start of project can keep an eye on cost and correct building practices. Architects and Engineers can be used if a certain flair is needed or some complex building calculations. when an Architect or engineer design a project it is sometimes hard to make changes. with a Design Builder most changes can be made on the fly.
Arbutus Industries in Nanaimo has a pay as construction progress system. On small projects we have no down payment, unless it requires plans and a permit, in which case we have a non-refundable down payment to draft up the plans. We have had customers cancel large projects after we have drawn the plan, due to the economy and health reasons. Once construction starts. we bill as work is completed, as per a line itemized estimate, which becomes the invoice. Arbutus Industries tries not to bill for work that is necessary to compete the project, some things are out of our control.
On one project the Inspectors required us to get an engineer to okay a project. The customer had to pay. the inspectors for the most part, are out to do a good job, but like many things in life, they also can be a hindrance, either through inexperience or ego, I have found the experienced Inspectors to be high quality in most cities.
